Pask fast-tracks second stage of Florian Rise at Rochedale in Brisbane’s south as sales surge

Gold Coast-based developer Pask has brought forward the release of the second stage at Florian Rise at Rochedale in Brisbane’s south following strong buyer demand that has led to sales for more than 80 per cent of apartments in the first stage.

Construction is well under way at Florian Rise which is introducing apartment living to Rochedale for the first time, creating what Pask says is a new housing option for residents.

The fast-tracked second stage introduces Sage Apartments, a six-level building comprising 56 residences within the Florian Rise community which is located at Skyview Avenue in a suburb that for decades has been dominated by large acreage and semi-rural properties.

Adrian Parsons, managing director of marketing agent TOTAL Property Group, says the decision to release the latest stage ahead of schedule reflects a changing housing market across Brisbane’s southern suburbs.

“Strong early sales confirm there is genuine demand for apartment living in Rochedale, and bringing stage two forward allows us to respond to that demand sooner than originally anticipated,” says Parsons.

“We’re seeing a significant shift in buyer preferences, particularly from owner-occupiers seeking homes that reduce maintenance without compromising on space, quality or lifestyle.

“Just as importantly, they want to remain close to the neighbourhoods, family and community connections they have established over many years.”

Parsons says the buyer demographic reflects the broad appeal of Florian Rise.

“Owner-occupiers account for 76 per cent of purchasers, including 17 per cent first-home buyers, while investors represent the remaining 24 per cent of sales, including one purchaser who has secured multiple residences, reinforcing confidence in the project’s long-term appeal,” he says.

“Until now, residents wanting to downsize within Rochedale have had few options. Florian Rise is filling that gap by delivering spacious apartments, extensive green space and resort-style amenities within an established suburban location.”

The second stage comprises two-bedroom apartments from 93sqm, three-bedroom apartments from 130 sqm and premium four-bedroom residences from 213sqm with prices starting from $940,000.

The release follows the strong market response to Florian Rise’s 62-apartment debut stage, where more than 80 per cent of dwellings have sold since launch.

Builder RCQ Construction is undertaking construction of the first stage which comprises the three-level Aster Apartments with 24 residences and the five-level Banksia Apartments with 38 residences.

Completion is scheduled for the fourth quarter of next year.

Designed by Ellivo, Florian Rise provides access to an acre of landscaped gardens and the Garden Club wellness precinct, featuring a resort-style 20-metre swimming pool, spa, sauna, gymnasium, walking paths, barbecue facilities, sheltered entertaining pavilions and a dedicated community clubhouse.

“Rochedale has experienced significant growth over the past decade and Florian Rise broadens that choice by allowing residents to transition to apartment living without leaving the suburb they value,” says Pask development director John Curtis.

“The response to stage one confirms buyers have been waiting for this type of opportunity. They are recognising the benefits of spacious, thoughtfully designed homes supported by generous open space, wellness amenities and a genuine sense of community.
