Buyers snap up all luxury residences in $122m Broadbeach development

A $122 million beachfront development in Broadbeach has sold out six months ahead of construction completion, with all 16 residences and penthouses snapped up.

The sell-out comes as the Gold Coast experiences one of its most active periods of apartment development in recent years, with a growing number of premium residential developments launching ahead of the Brisbane 2032 Olympic Games.

While many are only now breaking ground, No.21 Broadbeach Blvd has already topped out and remains on track for completion in Q4 2026.

Developed and built by QNY and Glenvill Developments, and designed by acclaimed architects CARR and BDA, No.21 Broadbeach Blvd comprises just 16 residences across 21 levels, including 14 full-floor apartments, a double-storey sky home and a three-level penthouse with its own exclusive rooftop retreat.

Sixty per cent of buyers are from Queensland, while 40 per cent are from New South Wales and Victoria.

TOTAL Property Group managing director Adrian Parsons said the sell-out reflected a shift in what premium buyers are prioritising in today’s market.

“Buyers have more choice today than they’ve had in years, but they’re becoming increasingly selective,” Mr Parsons said.

“They’re not simply buying the next development to launch – they’re waiting for the right one.

“At this level, buyers are seeking privacy, architectural quality and a premium beachfront position, and No.21 Broadbeach Blvd delivers exactly that with an absolute beachfront address on one of Broadbeach’s most tightly held cul-de-sacs, offering a level of exclusivity that’s becoming increasingly rare.”

Mr Parsons said the development’s boutique scale and advanced stage of construction had also resonated strongly with buyers.

The residences feature timeless interiors with a carefully curated material palette, including natural stone surfaces, engineered oak flooring, premium Gaggenau and Liebherr appliances, and expansive floor-to-ceiling glazing that maximise ocean, city and hinterland views.

Mr Parsons said buyer confidence was further reflected in the sale of the development’s three-level penthouse to an interstate purchaser, who will use the residence as a holiday home.

Residents will enjoy secure keyless fob entry, dual lifts and number plate recognition, together with an entire level dedicated to wellness and recreation featuring a heated ocean-view pool and spa, a wellness studio with infrared and traditional saunas, an ice bath, gymnasium, landscaped gardens and alfresco entertaining spaces.

Mr Parsons said the sell-out reinforced that premium buyers continue to prioritise quality over quantity.
