Please see the below Maasra Apartments April 2021 construction update from Karam Group.
Firstly, I would like to wish you and your family a Happy Easter. I hope this festive season, your home was filled with an abundance of love and happiness.
Time is moving so quickly and it is hard to believe that it is now April 2021 – the year in which we will all move into our new apartments at Maasra and where we will hopefully experience many more festivities.
So much has happened since our last update and I apologise for the time delay between updates. As you can appreciate over the past few months we have diverted our attention to getting above ground, all while navigating Christmas and Easter closures as well as COVID lockdowns.
Many of the detailed parts of the construction that you are unable to see, such as stormwater pits, piping and drainage etc. are now completed. In addition, sewage has now been connected to site. As you can see from the photos below we have completed pouring the slabs from Basement 3 to Podium (Ground Level) and we have poured half of Level 1 in tower 1. Formwork has been erected to the remainder of level 1 and half of level 2 and slabs are being poured concurrently. We now have lights in the basement, site sheds and staff lunch rooms built and rough-in to those levels complete.
In addition to great strides taken on the construction front, we have also concluded agreements for the supply of gas and electricity as well as the NBN. The supply and installation of this infrastructure is by Origin Energy and NBN Co Ltd, respectively. The arrangements we have negotiated will ensure that each owner will be able to select their own retail supplier for electricity and internet, thereby allowing the most flexibility and choice to owners. As the hot-water comes from a central gas fired supply, we have negotiated the original agreement after which, the body corporate will take over.
Despite the ever present issues and limitations presented by social distancing measures and various other COVID-19 restrictions we have continued to forge ahead. Our builder Hindmarsh Constructions and design consultants have been working very hard, but as is often the case with construction, there have been delays, both due to wet weather and lockdowns. Unfortunately, we have experienced some wet weather that occurred on days which we were scheduled to pour concrete and these delays have caused the most disruption.
Therefore, despite the best efforts of all involved our estimated date for practical completion has now moved to the end of October. We understand that people want to plan their move to Maasra and we will certainly continue to make every effort to try and recoup time lost from the construction program, however, delays incurred by Weather and Government Restrictions are beyond our control. The exact timing of practical completion remains fluid and we will provide further updates as information becomes available.
Thank you and kind regards,
Anthony Karam
