First of Red & Co’s Hamilton Highrises Breaks Ground

Builder 5Point has been appointed to deliver the first tower, Duet Porta, which carries an end value of $350 million.

The 25-level tower is rising on a 7500sq m site at 11–23 MacArthur Avenue within Northshore Hamilton.

The first sod has been turned on Duet Porta, the first stage of Red & Co’s $800-million Duet Portside development on Brisbane’s northside.

Duet Porta is the first of two towers for masterplanned development within the tightly held Portside precinct, about 7km north-east of the Brisbane CBD.

The Duet Portside precinct will neighbour Portside Wharf, a riverfront precinct featuring dining, retail and entertainment offerings, and connectivity to the Brisbane CBD and key transport links.

The first tower will comprise 200 homes in a mix of one, two and three bedroom configurations.

The developer said the apartments had been designed with a focus on owner occupier demand, alongside interest from downsizers, first home buyers and interstate purchasers.

Red & Co Director and Co-Founder Keiran Foster said the beginning of construction reflected confidence in the Brisbane residential market.

He said the appointment of 5Point provided certainty in the delivery environment, with completion of the tower scheduled for the second quarter of 2028.

Foster said securing an experienced builder was critical in the current market, and that 5Point brought a strong track record in delivering residential projects of similar scale.

“Northshore Hamilton’s Portside is one of Brisbane’s most established lifestyle rich precincts, and opportunities to deliver new premium apartments in this location are increasingly limited,” he said.

“Our focus has been on delivering design-led luxury apartments that respond to the riverfront setting, supported by extensive wellness amenities, while meeting the expectations of owner-occupiers seeking quality, space and long-term value.”

Lifestyle and wellness amenities in the tower will include a rooftop level featuring a 25m pool, leisure barbecue and dining spaces overlooking the Brisbane River and the city, as well as a gymnasium with sauna and residents’ lounge on level six.

The project has been designed by Plus Studio. The building form “draws inspiration from the river’s movement, incorporating curved architectural elements and a focus on liveability and spatial quality”.

TOTAL Property Group is marketing the project; managing director Adrian Parsons said interstate interest from Sydney and Melbourne buyers was rising due to Brisbane’s comparative value and the lead-up to the 2032 Olympic Games.

Red & Co has delivered 26 residential projects across Brisbane during the past decade, building a track record in inner-city apartment and townhouse development.
