The inner-city suburbs leading Brisbane’s next apartment wave

Building is booming in this state capital, and two inner-city suburbs are proving particular hotpots.

As Brisbane continues to shift toward higher‑density living, buyers are prioritising convenience, design and long‑term liveability over proximity to the CBD alone.

Inner‑north and inner‑west suburbs are emerging as clear hotspots, offering an alternative to CBD living without sacrificing convenience or amenity.

According to listings on realestate.com.au, Lutwyche and West End are among the most active apartment markets in Brisbane right now, driven by strong transport links, established neighbourhoods and a wave of new apartment developments. Each currently have five new apartment projects underway within their boundaries.

Here’s why these two suburbs are drawing attention – and the new apartments helping to define their appeal.

Inner‑north convenience

Located about 6km north of the Brisbane CBD, Lutwyche has become one of the inner city’s most accessible apartment locations.

The suburb is serviced by the Northern Busway, the Airportlink M7, and nearby Wooloowin and Albion train stations, offering direct connections to the CBD, the airport and major employment hubs.

Lutwyche also benefits from proximity to local shopping, cafés and medical precincts.

A growing number of boutique developments are responding to demand for high-quality apartments in the area.

The Rockwell by Jadecorp on Norman Avenue has been designed around Queensland’s subtropical lifestyle, blending timeless architecture with forward‑thinking planning.

The development includes 52 residences across eight levels, topped by a rooftop retreat featuring a sunrise pool, wellness lawn, private dining areas and sunset lounges.

Lifestyle‑led inner‑city living

Just 3km from the Brisbane CBD, West End continues to stand out as one of the city’s most vibrant apartment markets.

Known for its riverside setting, cultural diversity and walkable lifestyle, the suburb offers city living alongside strong neighbourhood character.

Ferry terminals, bus routes, parklands and retail hubs such as West Village and Montague Markets add everyday amenity and convenience.

Apartment development in West End is increasingly focused on owner‑occupier appeal, with larger layouts, premium finishes and shared amenities becoming the norm.
