Perched along one of Surfers Paradise’s most coveted beachfront stretches, Royale Gold Coast offers residents a true toes-in-the-sand experience just 30 seconds from the foyer.
“This ultra-luxury residential development on Northcliffe Terrace is as close as you can get to the beach,” says Adrian Parsons, managing director of TOTAL Property Group. “There are no roads to cross; simply sand, sun and surf.”
Designed by DKO Architecture, the sculptural 38-level tower comprises 104 residences, including two penthouses that sold for over $19 million each, setting a record for off-the-plan apartment sales in Surfers Paradise. This is further evidence of the suburb’s rising prestige, Parsons says.

With an elliptical form inspired by the curves of the pandanus palm, Royale Gold Coast ensures every residence enjoys a north-east aspect.
Many of the apartments have expansive loggias exceeding 50 square metres, with sweeping ocean views, that are protected from south-easterly winds, says Parsons.

Interiors by MIM Design feature finishes in a neutral palette – European oak flooring, New Zealand wool carpet, marble and stone – that is reflective of the coastline. Kitchens are open-plan, with full-floor penthouses, half-floor units, and beach homes featuring Wolf ovens, Sub-Zero fridge-freezers, and V-Zug washing machines and dryers. The three-bed apartments also feature V-Zug and Liebherr appliances.

Each bedroom includes an en suite, with the main bedroom elevated by a generous walk-in wardrobe, a sculptural freestanding bath and refined double vanities, as showcased in Royale Gold Coast’s display apartment. Here, proportions, finishes and spatial planning demonstrate how families can comfortably live and entertain together, says Parsons.
Sunrise to sunset luxury
A typical day at Royale Gold Coast may start with a sunrise stroll on the sand or a leisurely ocean swim before an espresso at Cafe Royale on the ground floor. Evenings can be spent at Club Royale, a Level 1 residents-only entertaining club featuring a marble bar, indoor and outdoor lounges with 180-degree ocean views, an executive lounge, a formal dining room, a teppanyaki bar, a chef’s kitchen, and private wine and whisky lockers.
Custom-made furniture has been selected by MIM Design. During the day, residents can retreat to pod-style daybeds beside one of two lagoon-inspired pools – an ocean-front north-east facing pool and another facing north-west for afternoon sun – complete with outdoor dining, barbecue facilities, surfboard storage and a waxing station.
Wellness is equally prioritised, says Parsons, with a 110-square-metre gym found alongside a wellness centre featuring a spa, sauna, steam room, cold plunge and a yoga/Pilates terrace.
“A concierge and after-hours security further enhance the resort-style living experience.” Royale Gold Coast construction is expected to be completed in the first quarter of 2026.
