Developer defies market fears to start build on $486m Brisbane luxury tower

With the Brisbane property market entering a correction period, the high-profile developer behind a $486m tower in Newstead says he remains confident in the city’s long-term fundamentals.

Brisbane builder-developer Tom Dooley Developments, which has a long list of credentials including Gasworks Residences in Newstead and Argyle, New Farm, has kicked off construction on their latest project, the 29-level Solais Residences.

The luxury residential development at 176 Breakfast Creek Rd overlooks heritage-listed Newstead House and Newstead Park, and will include 164 apartments, each priced from $1.698m.

“Brisbane continues to benefit from population growth, major infrastructure investment, expanding employment opportunities and constrained housing supply, while the investment and transformation underway in the lead-up to the 2032 Olympic and Paralympic Games will continue to strengthen the city’s appeal,” said founder Tom Dooley.

“After more than 26 years developing and building across Newstead, New Farm and Kangaroo Point, we remain confident in Brisbane’s long-term fundamentals.”

Mr Dooley paid $30m for the 2500sq m northeast facing site after an extensive two-year search — he completed his last Brisbane project, Argyle, in March, 2023.

“When this site became available, I knew immediately that it had the qualities we look for,” he said.

“It offers the combination of connectivity to the city, protected parkland and river views, walking distance to shopping and dining precincts, while being positioned outside the higher-density Gasworks district in Newstead.

“Sites with those characteristics are extremely difficult to find, which is why we undertake extensive due diligence and are prepared to wait for the right opportunity.”

Total Property Group will market Solais Residences.

“Buyers at the premium end of the market are increasingly discerning,” said managing director Adrian Parsons.

“They are looking closely at location, apartment size and design, amenity, the experience of the developer and builder and, importantly, certainty around delivery.

“With construction underway, Solais Residences provides that certainty while offering attributes that are increasingly difficult to replicate, a substantial Newstead site, protected park and river views, larger residences and extensive amenity.”

Construction is set to be complete by the end of 2028.
