Construction has begun on Florian Rise, the first apartment community in Brisbane’s Rochedale.
RCQ Construction has completed earthworks and begun vertical construction on Stage 1 of the project being developed by Pask at 41 Skyview Avenue.
Completion is targeted for the fourth quarter of next year.
Stage 1 comprises 62 apartments across two buildings: the three level Aster Apartments will deliver 24 homes, while the five-level Banksia Apartments will provide 38.Florian Rise has been planned as a 188-apartment master planned community across five buildings on the 14,800sqm site.
Designed by Ellivo, the site is one of Rochedale’s highest. The suburb is 19km south-east of the River City’s CBD.
Pask development director John Curtis said Florian Rise had been designed “to deliver a connected residential community centred around landscaped open space, wellness amenities and enduring architectural design”.
RCQ Construction director Justin Stainton said the project was among the most significant residential developments under construction in Brisbane’s south and the first apartment development in the suburb.
“With earthworks now complete, our focus shifts to vertical construction across the Aster and Banksia buildings, with works progressing concurrently to keep Stage 1 on track for completion in 2027’s last quarter,” Stainton said.
“The simultaneous construction [of the two buildings] reflects the scale and complexity of the project, and activity is expected to ramp up significantly through the rest of the year.”
Apartments at Florian Rise will be in a mix of two-bedroom, two bedroom- plus-multi-purpose-room, three-bedroom and four bedroom configurations.
Pask said the homes had been designed to maximise natural light, cross-ventilation and indoor-outdoor living.
Sales agency TOTAL Property Group said 75 per cent of Stage 1 had already sold.
Managing director Adrian Parsons said buyers had primarily been owner-occupiers, including locals, downsizers and young professionals seeking larger apartment layouts and lifestyle-focused amenities.
The development will incorporate landscaped gardens and wellness facilities including a 20m resort-style swimming pool, gymnasium, spa, sauna, barbecue areas, walking paths and outdoor pavilions. A dedicated clubhouse within the Banksia building will provide spaces for residents to work, socialise and connect.
The Florian Rise site is within walking distance of Roche dale Village Shopping Centre and close to major transport links, including the Ml and Inner South Busway.
Pask was established by Nev Pask more 55 years ago and is headquartered on the Gold Coast. It has completed more than 100 projects over its history.
